Maintenance & maintenance contracts
TK SHK provides maintenance in Berlin and Brandenburg for private customers, property managers, owners’ associations, apartment buildings and businesses. We agree the systems, manufacturers, condition and maintenance needs in advance.
Heating: oil and gas heating, heat pumps and cascades, pellet boilers, solar thermal systems, central heating plants and hot water cylinders. Depending on the system, work includes cleaning, checks of burners, heat exchangers, pumps, controls and safety devices, measurements and a maintenance record.
Air conditioning and ventilation: split, multi-split and commercial systems and ventilation with heat recovery. Agreed work includes filter care, cleaning and checks of heat exchangers, fans, condensate drainage and operation. Required refrigerant checks are considered according to the system.
Plumbing and water systems: maintenance of drinking water filters, softeners, booster systems, circulation systems, sewage lifting units and backflow protection according to design and manufacturer requirements. Necessary hygiene examinations or specialist inspections are agreed separately.
Maintenance contracts for individual systems or property portfolios: we agree equipment lists, intervals, scope, appointments, access and records. Repairs, spare and wear parts and additional call-outs are expressly defined in the quotation. For apartment buildings and businesses we coordinate visits with management and occupants.

Coordinate implementation: quotation, dates, installation, testing and handover to suit the agreed contract.
We clarify capacity, technical feasibility and dates for each project. We do not promise a complete building renovation beyond the agreed building services scope.
Testing, commissioning & records
We carry out the tests, commissioning and documentation required for the agreed installation work, according to the system, scope, technical rules and manufacturer requirements.
Gas: testing under DVGW-TRGI
Depending on the work, we perform load and tightness tests and serviceability checks on existing gas pipes under DVGW-TRGI. Gas boiler commissioning includes the necessary connection, function and safety checks. Results and operator instruction are documented.
Drinking water & plumbing: tightness and hygiene
Pressure and tightness testing of drinking water installations under DIN EN 806-4 and applicable ZVSHK rules, using an appropriate method, followed by flushing, commissioning and records. For wastewater pipes, we check operation and connections and agree any necessary tightness testing for the system.
Heating: testing, filling and adjustment
Pressure and tightness testing, flushing, filling and venting of the heating system being worked on. We consider water quality under VDI 2035 and manufacturer requirements, check operation and controls and document commissioning. Hydraulic balancing and adjustment depend on the agreed work.
Air conditioning & heat pumps: commissioning and tightness
Depending on the system, commissioning includes tightness testing, refrigerant circuit evacuation, condensate drainage and function checks. Required leak checks and records depend on refrigerant, charge and applicable F-gas rules. Refrigerant work is carried out with the required qualifications.
Documented handover and clear responsibilities
You receive the test and commissioning records for the work performed and operating instructions. We coordinate necessary approvals by network operators, chimney sweeps or other responsible bodies; their duties remain with them. Additional hygiene examinations or special tests are agreed for each project.
